Rental prices per m2 in Toulouse

Toulouse is the largest city in Haute-Garonne and the capital of the Occitanie region. A city on a human scale, it benefits from a gentle way of life and more than 2700 hours of sunshine per year. More and more French and foreign students choose the “pink city” to spend a semester or several years there. Many young executives and entrepreneurs choose to settle in Toulouse to start their professional career or to telecommute in a more pleasant and peaceful environment than other cities.

Even if the real estate market in Toulouse remains one of the most affordable and accessible in France, it has nevertheless experienced an increase. Although less brutal than in other cities, access to property is still difficult. Property and housing for sale have increased by an average of 2% in the space of a year. This has led buyers who did not want to move to the Toulouse area to turn to renting, even for a short time. The few properties available cannot resist the high demand. It is therefore difficult to find a property to rent, and this is why coliving is the solution for living in Toulouse.

Coliving is becoming more and more widespread in France as an accommodation solution between a shared apartment and a hotel. It allows tenants from France and elsewhere to live under the same roof, in large spaces, all for an affordable rent. They share common rooms while retaining their independence thanks to their private space. Located in the city center, the residences and apartments are close to all the points of interest necessary for the tenants. Coliving also offers additional concierge services such as assistance with administrative procedures, a shuttle service upon arrival and food delivery for the first week of the stay.

The price per m2 per district in Toulouse

As written before, Toulouse is a city where properties, apartments and houses, are more affordable than some other big French cities. However, supply is less than demand in this area and few properties are available. The median price of properties for sale has risen by 25% in recent months, and the price of rental properties is not far behind. Today, you should count on €16 per square meter for a studio, €12 per square meter for a 2-rooms apartment and 10€ per square meter for a 3-rooms apartment. Because yes: the smaller the surface, the more expensive it is to rent.

So that you can find your way around, Colivys has put together a table summarizing the prices per square meter in the different districts of Toulouse.
