Rental prices per m2 in Lyon and Villeurbanne

As the third-largest city in France and the capital of the Rhône-Alpes region, Lyon is increasingly popular among the French. After two years of very strong increases, the rise that Lyon’s real estate market has experienced is gradually beginning to fall. The price of housing has exploded, and banking conditions were not favorable to newcomers. It became difficult to find housing to buy. Therefore, they had to turn to rental, further straining this part of the market. Available properties are slowly reappearing. In order to regulate the market, a law has been in place since July 15th, 2022, that caps rental prices. It sets a ceiling based on the type of property and the district in which it is located.

The average rental price in Lyon is €17/m². However, assuming an average living area of 30 m², the average rent in Lyon would be over 500 euros for a two-rooms apartment. Even though this price is more affordable, the rent is not accessible to a large part of the population, including students in Lyon.
