Rental prices per m2 in Lille

Capital of the Hauts-de-France region, Lille is gaining ground in the hearts of the French. More and more students and young professionals are settling there for its economic attractiveness, quality of life, and more affordable rental prices than other French cities. The city is eclectic, with neighborhoods that are unique and diverse. One may be picturesque, while another is greener or more urban, with new constructions. There’s something for everyone.

All these factors are causing property prices to skyrocket, be it apartments or houses. Over the past 5 years, the Lille real estate market has seen an increase of 15% to 20%. It remains stable but quickly becomes saturated. Finding properties for sale becomes very complicated. There are more buyers than available properties. More and more properties are being sold at sometimes Parisian prices, and not everyone can afford them. Renting then becomes a preferred mode of accommodation, which also quickly becomes congested.

A solution then appears obvious: coliving. In addition to solving housing problems, coliving will also help you end loneliness. Indeed, you will share the same accommodation with several roommates, thus making rental access easier, but it doesn’t stop there:

  • Coliving: Independence in Community

The undeniable advantage of coliving lies in your independence. If it wasn’t a lifestyle you had considered, it has everything to seduce you. In addition to the common spaces for all tenants, you will have your private space: a beautiful room with, if you’re lucky, an adjoining dressing room or a private bathroom.

The other positive point of independence in coliving is also found in the rental contract you will sign. Even though you share your apartment with other people, your lease will be yours alone. A much easier way if one of the tenants were to leave the apartment because his departure would have no impact on you and the amount of your rent.

  • Coliving: All-Inclusive

Finally, coliving allows you to think about nothing but paying your rent each month. Yes, the apartment is rented fully equipped and already includes furniture and decoration. You won’t have to buy a bed, dishes, or even bathroom accessories. Everything you need is already present in each room of the coliving. Also, rental charges are already included. Water, electricity, gas, internet, and home insurance: everything is included.

Services can also be made available to you to make your arrival as best as possible: delivery of food packs and bed linen, chauffeur service, etc.

Price per square meter, per district, in Lille

On paper, finding affordable rental housing in Lille is possible. In reality, with the real estate market being saturated, properties do not necessarily meet the expectations of those seeking a home. And this is true for all the neighborhoods in the city. Lille has about a dozen of them, each with their own characteristics. The Vauban district in the north will be greener, while the Old Lille district with its Flemish facades will be more urban and picturesque. Some will therefore be better suited to families, with sometimes a larger budget, while others will be favored by students or a mixed target audience because they will be more affordable.

Capping rental prices in Lille

The offers of apartments and houses put on the Lille real estate market are regulated. It is not possible for owners and landlords to do as they please. Lille is in a tense zone, meaning it is difficult to find housing there. In this sense, several references have been created such as the ALUR law. This regulates real estate markets in order to promote access to housing for everyone.

Other laws such as the ELAN law of November 23, 2018, in particular, regulate the price of rents to reduce abuses. Since 2020, rents have been capped in Lille, Lomme, and Hellemmes. It is possible for tenants, landlords, and owners to check if the price of rents is in line with what the state provides thanks to a Lille rent cap simulator.
